These Terms and Conditions, together with our Privacy Policy, Cookie Policy, and Payment & Cancellation Policy, set out the rules and conditions on which you make use of estaie.com and its services.
By accessing or using our platform, you confirm that you accept these Terms and that you agree to comply with them. If you do not agree to these Terms, you must not use our platform.

1.2 Platform Role
estaie acts as a curated digital marketplace and orchestration platform connecting guests with verified extended-stay residences, serviced apartments, and professional property operators. Unless explicitly stated in writing, estaie is not the property owner or primary landlord.
2. Booking Conditions & Guest Obligations
2.1 Accurate Information
When creating an account or reserving a residence on estaie, you must provide true, current, and complete identification, guest count, and contact information. All occupants must hold valid government-issued identification or residency permits in accordance with local regulations.
2.2 Digital Agreements & Extended Stays
For stays of 30 nights or longer, you may be required to sign a Digital Lease or Guest Agreement through our platform. Such electronic agreements are executed under the applicable laws of the United Arab Emirates regarding electronic transactions and digital signatures.
2.3 House Rules & Care of Premises
- Guests agree to comply with the specific building regulations, quiet hours, and community standards of the booked residence.
- Unauthorized subletting, commercial filming, or unauthorized parties/events are strictly prohibited.
- Guests are responsible for the property and its contents during their occupancy. Any damage exceeding normal wear and tear may be deducted from the security deposit or billed directly.
3. Cancellation Policy & Refunds
Our cancellation terms balance flexibility for guests with operational commitments for our host partners.
3.1 Transparent Cancellation Terms
The cancellation policy applicable to your stay (including whether the rate is refundable or non-refundable, and the exact cutoff date) is clearly displayed during the search process and before checkout.
- Free Cancellation: When your rate includes free cancellation, you may cancel your reservation without penalty prior to the stated cutoff date (as indicated on your booking confirmation). A full refund of the amount paid will be returned to the original payment method.
- Cancellation with Fees: Cancellations submitted after the free cancellation cutoff date may incur a cancellation fee as defined by the property operator (such as a 14-night or 30-night fee).
- Non-Refundable Rates: Selected promotional or discounted rates are strictly non-refundable and non-modifiable.
- No-Shows: If you fail to arrive on your scheduled check-in date without prior written communication, the reservation is treated as a no-show and no refund will be issued.
3.2 Refund Processing Timelines
Eligible refunds are processed promptly to the original payment method. Depending on your financial institution and payment provider, the funds typically appear on your account within 5 to 14 business days.
4. Website Content & Intellectual Property
All content, branding, photography, graphics, algorithms, and interface designs on estaie.com are owned by or licensed to estaie Tech FZ-LLC and are protected by applicable copyright, trademark, and intellectual property laws. You may not copy, scrape, reproduce, or redistribute any part of our platform without prior written authorization.

Our platform may contain links to third-party resources or operator partner services. These links are provided for your convenience only, and estaie assumes no liability for external site materials, availability, or third-party practices.
4.2 Governing Law & Jurisdiction
